Relocation appraisals are prepared for relocation management companies and for employers operating home purchase and relocation assistance programmes. They differ from a conventional appraisal in what they are asked to conclude: rather than a value as at a current date alone, a relocation appraisal forecasts the anticipated sale price of a property over a defined marketing period.

Report format

Reports are prepared using the relocation appraisal format specified by the relocation management company or employer, including the summary forms and supporting exhibits those programmes require.

Relocation assignments generally operate on compressed timelines, because the appraisal supports an offer or a listing decision that is already in motion. Turnaround averages 48 hours, and scheduling of the inspection and delivery of the completed report are coordinated with the relocation management company’s requirements.

Reconciliation with a second appraiser

Many relocation programmes commission two independent appraisals of the same property. Where the two conclusions differ beyond the tolerance set by the programme, a reconciliation process follows, in which each appraiser reviews the other’s data and reasoning. Landsmith Appraisals participates in that reconciliation process where a client requires it, while the appraiser’s own conclusion remains independently reached.

Report formats vary between relocation management companies and employer programmes. Where a programme requires its own forms, exhibits, or supplementary commentary, those requirements are confirmed at the time of the assignment so that the completed report meets the programme’s standard on delivery.
